High-Street Corridors Gain Ground Ahead of the Holiday Rush

A Brighter Outlook for the 2026 Holiday Shopping Season

America’s premier high-street retail corridors – iconic luxury shopping districts like Fifth Avenue, Rodeo Drive, Michigan Avenue, SoHo, and the Miami Design District – are major holiday destinations. But with gas prices still stubbornly above $4 a gallon and consumers increasingly wary, what can these districts expect from the season ahead?

We took a closer look at the foot traffic data and found plenty to cheer about.

A Summer Turnaround

Overall visits to the 10 high-street corridors analyzed declined year over year (YoY) through the spring. But following a 5.5% drop in May, the gap narrowed significantly in June before visits returned to growth in July, remaining elevated through September. And though September’s sharper increase is partly attributable to a Labor Day calendar shift, that three-month stretch of gains puts the districts on steady ground ahead of their busiest season.

The Busiest Q3 in Four Years

Zooming out at a longer time frame offers even more reason for optimism.

In addition to their clear annual peak in December, high-street corridors regularly see a summer traffic bump. But this year’s lift was particularly strong, with July, August, and September each recording their highest visit levels in four years.

And while last December’s holiday peak was somewhat more subdued than the year before, this year’s stronger summer and early fall suggest the districts could build on their recovery as holiday crowds return.

Growing Family Appeal – Especially During the Holidays

Visit counts aren’t the only encouraging signal. Shopping districts’ growing experiential appeal also appears to be attracting more family households – a draw that could prove especially valuable during the holidays.

In each of the past three Decembers, the share of family households in the corridors’ captured markets rose to roughly 50%, compared with around 46%-47% in most other months. The bump coincides with seasonal attractions ranging from Fifth Avenue’s holiday festivities to Beverly Hills’ holiday lights near Rodeo Drive – the kinds of draws that turn a shopping trip into a family outing.

And there are signs that this family appeal may be extending beyond the holiday season. In July and August 2026, the share of family households in the corridors’ captured markets reached its highest non-December levels in the analyzed period. That shift may reflect growing investment in experience-driven, family-friendly attractions and public programming – giving families more reasons to visit throughout the year, not just during the holidays.

Keeping the Crowds Coming

High-street corridors have regained ground ahead of their busiest season, with visits surpassing recent years’ levels and interest from family households on the rise. Their mix of shopping, dining, and seasonal attractions gives people several reasons to visit – and could help these districts reach a broader audience through the holidays.
